What septic tank service covers

Pumping empties a tank. Tank service is everything else the system needs so that emptying it keeps working. In practice that is four jobs.

Inspections

We open the tank, measure the sludge and scum layers, check the inlet and outlet baffles, look at the liquid level and how fast it recovers, and check the tank structure and lid. Then you get a plain description of what is there. Buyers, sellers and lenders all want this before a rural property closes, and it is worth doing on your own house every few years even when nobody is asking.

Risers and lids

Most older Indiana tanks were buried with the access lid a foot or more under the yard. Every single service call then starts with a shovel. A riser brings the access up to grade with a sealed, lockable lid, which turns the next twenty years of pumping from an excavation into a two-minute job. Indiana's residential rule, 410 IAC 6-8.3, requires access openings for maintenance pumping, and a riser is the practical way to have one you can actually find.

Baffle and filter work

The outlet baffle is the part standing between your drain field and a tank full of floating scum. Concrete baffles in older tanks crumble; sanitary tees get knocked loose. When it is gone, solids go straight out to the field and nothing about that is reversible. Replacing one is cheap. Replacing a field is not.

Maintenance scheduling

For homeowners who would rather not track it, we can put your tank on a recurring interval based on its size and your household so you never have to remember when it was last done.

When people call us for this

• A house is going on the market or is under contract, and the tank needs to be pumped and inspected before closing.
• They just bought a rural property and have no idea what is in the ground.
• The last pump was a two-hour dig and they never want to do that again.
• Something is off: odor, a wet spot, slow drains, and they want to know whether it is the tank or the field before spending money.

That last one is worth saying plainly. Plenty of people get told they need a new drain field when the actual problem is a fifteen-dollar baffle or a tank nobody has emptied since the Bush administration. We will look before anybody talks about excavation.

Why have us do it

Because we are not selling you a drain field. Rockin L pumps tanks and rents restrooms. We do not install septic systems, which means we have no financial reason to tell you yours is dead. When we say a baffle needs replaced, it needs replaced. When we say the system looks fine for another three years, we are not leaving money on the table by saying it.
